About 5 miles west of our Gainesville base. Tioga is newer than most Alachua County neighborhoods (most of it built since 2000), which means newer paint systems holding up better. Color updates and townhome exterior work are common requests here.

Master-planned community, mostly built since 2000. Single-family homes, townhomes, and senior living all in the mix. Stucco and fiber-cement (Hardie-style) siding are common, often combined on the same home. Tioga Town Center is the commercial hub. Multiple HOAs across the different sub-neighborhoods.
Color updates on newer homes (the original developer colors get tired after 8 to 10 years), interior refresh between owners, and townhome exterior work coordinated with the relevant HOA.
A lot of Tioga homes have fiber-cement (Hardie-style) siding instead of stucco or wood. Fiber-cement holds paint very well when prepped right. The two things that matter most: clean it properly before paint (mildew loves shaded north sides) and caulk every seam. Skipping the caulking lets moisture wick behind the paint and cause failure at the joints. We treat caulking as part of the painting job, not a separate line item.
